95 new social rent flats at the King’s Road Park development have begun welcoming local residents. The properties, secured by Hammersmith & Fulham Council for people on its housing waiting list, form the latest phase of a wider programme to expand high-quality, long-term affordable housing across the borough.
The new units delivered in partnership with The Guinness Partnership and developer St William, include a mix of one, two and three-bedroom apartments, with ten specifically adapted for disabled residents. They follow the 133 affordable flats recently secured at the Chelsea Botanica development on Townmead Road, signalling sustained progress in the council’s commitment to increasing supply for families most affected by London’s housing pressures.
Cllr Frances Umeh, H&F Cabinet Member for Housing and Homelessness, said the new homes offer stability for residents who have been priced out of the private market. She described the development as part of a wider pipeline of 3,000 new homes being delivered with partners, emphasising that the additional space will make a tangible difference for families currently living in overcrowded conditions.
King’s Road Park sits on a site rich in industrial history, including the UK’s oldest surviving gas holder, which is being restored and incorporated into a new public park. The wider scheme includes six acres of open space and 70,000 square feet of commercial and community facilities. When complete, the multi-phase development will provide more than 1,800 homes across a mix of tenures, including private, retirement and affordable housing.
The 95 new social rent units were secured through a Section 106 agreement between St William and H&F Council, with additional funding from the Greater London Authority enabling all of them to be delivered at social rent levels.
Catriona Simons, Group Chief Executive of The Guinness Partnership, said the new housing units continue a long tradition of social housing in the area, noting that some of the organisation’s earliest estates were built nearby in the late 19th and early 20th centuries. She described the King’s Road Park homes as part of a legacy of “creating homes that last,” and thanked the council, GLA and development partners for helping bring the project to fruition.
Kate Henderson, Chief Executive of the National Housing Federation, welcomed the completion as a strong example of how Section 106 agreements can deliver genuinely affordable homes in high-demand areas. She highlighted the inclusion of larger family-sized apartments and adapted homes as evidence of the development’s focus on meeting real local need.
As more phases of King’s Road Park come forward, the development is set to play a central role in reshaping the housing landscape in the wider Fulham area.
