Large property could potentially be partly converted into flats

The former Broadway Bar and Grill, one of Fulham’s most prominent and historically significant pubs, is heading to auction. The late-Victorian landmark at 474 Fulham Road, sealed abruptly after a turbulent period of licensing disputes and ownership changes, is now being offered freehold and with vacant possession on 10 September. At 12,369 square feet across internal and external areas, it is one of the largest hospitality sites in Fulham to come to market in recent years.

The building occupies a commanding position at the intersection of Fulham Broadway and Harwood Road, directly opposite Fulham Broadway Underground Station and only a short walk from Stamford Bridge. It sits among a dense cluster of restaurants, bars and retailers, including Five Guys, Gail’s, Taco Bell and the Fulham Broadway Retail Centre, whose tenants include Sainsbury’s, Starbucks and Pret. The neighbouring Wetherspoons pub was recently refurbished, underscoring the commercial strength of the location.

The property itself is substantial. The ground floor, formerly the main public house, offers more than 3,100 square feet of space, with a further 2,034 square feet in the basement cellar. The first floor, most recently home to the short-lived Shanghai Rouge restaurant, provides 2,440 square feet, while the second floor — previously a private members’ club — adds another 1,737 square feet. A small third-floor room brings the internal total to 9,455 square feet. The building also includes extensive outdoor areas: a rear beer garden, terraces on the first and second floors, and a large roof terrace on the third floor, together totalling nearly 3,000 square feet.

Auctioneers note that the upper floors present clear potential for conversion into residential apartments, with the terraces offering private outdoor space. The ground floor, meanwhile, could be repurposed for a range of uses, including a children’s day nursery or new leisure and hospitality ventures, subject to planning. The building sits within the Walham Green Conservation Area and is listed by Hammersmith & Fulham Council as a Building of Merit, meaning any redevelopment will require sensitive handling.

Until recently, the property was let at £497,500 per annum, and it retains late licences: 1am for the former pub and 2am for the second-floor club.

The sale comes nearly three year’s after the building’s sudden closure in October 2023, when passers-by were startled to find the windows and doors sealed with metal security panels. The operator at the time, SA Taverns Ltd, claimed publicly that the shutdown had been forced by the council following repeated noise complaints. “It is with great sadness that we have to close down the bar,” the company wrote on Instagram, adding that “a 400-year-old bar can no longer operate because someone really wanted to live on Fulham Road.”

Behind the scenes, however, the situation was more complex. Licensing records show that EI Group, part of the Stonegate Pub Company, had already submitted applications to transfer the premises licence for both the ground and first floors and the members’ club and roof terrace. The applications, suggested that a change of ownership was underway even as the venue was closing its doors.

With the building now vacant and heading to auction, its future is once again open. Whether it returns as a pub, becomes a new hospitality destination, or is transformed into residential accommodation, the sale marks a significant moment for a site that has hosted drinking, dining and social life for centuries.
