AnnA high percentage of affordable housing would be good but I suspect it's the last thing the ruling administration of the Council actually want, even if it had a strong popular local vote (which given the way the yuppies have got into even Sands End is not certain). Deliveries to the superstore using the river is a non-starter. For building aggregates, yes, but hardly realistic for supermarket daily deliveries. An area which will accommodate a proper Farmer's Market - a challenge to the supermarket but also offering choice to residents - do turkeys vote for an early Christmas? Sainsbury want an undisputed home market. It would not surprise me if a token sop of some kind of recreational area by the river, which is accessable to the community, was thrown in. The thig to watch for is a Section 106 agreement the benefits of which get lost in the murk.Dan
