It proved to be a red hot summer for estate agents in SW6 as the average property price rose to over £1 million.

Out of 44 properties sold during July, a third were above the million pound mark.

Four were priced between £2 and £3 millon and a further 11 were between £1 and £2 million. And interestingly, none of these properties were apartments in Fulham's upmarket development, Imperial Wharf.

Instead they were all  traditional family houses, mainly in the "alphabet" streets by river, including Cloncurry and Doneraile Streets, and the residential areas south of New Kings Road.

This is all the more remarkable as these sales took place in a normally quiet period when most people are on holiday.

In the previous month, with over 70 sales, a wider mix of properties changed hands with 13 priced over £1 million and just one over £2 million. Again, this was a family house in popular Chiddingstone Street off New Kings Road in Parsons Green. This wider mix meant the average price in June was £737,662.

It could be that as larger sales tend to be reported more quickly to the Land Registry that the average will eventually come down but there seems little doubt that prices have been very buoyant over the Summer months.

At the other end of the scale, prices for even small flats are continuing to shoot up. Throughout both months, just one flat in Townmead Road was priced below £200,000, and only seven in the next price bracket, between £200,000 and £300,000. This is making Fulham an increasingly unattainable location for young first time buyers.

The July data from Land Registry's flagship House Price Index showed that in England Wales. an annual price increase of 6.7% which took the average property value to £166,798. The monthly change from June to July was an increase of 0.4%.

The region with the highest annual price change was London with an increase of 12.1%.
